Urbania Hialeah
Hialeah, FL
The project
Urbania Hialeah is an eight-story, ground-up mixed-use development comprising 642 rental units above 17,140 square feet of ground-floor commercial and retail space. Rather than screening the ground plane with parking, the design places active retail along the street frontage, giving the building a pedestrian edge that serves residents and the surrounding neighborhood alike. The residential program is organized as two towers flanking a centrally positioned parking structure accommodating 822 spaces. Locating parking at the core rather than the perimeter shortens circulation, allows both towers to open outward to light and air, and provides residents secured, direct access from vehicle to unit. The first-floor recreation and amenity area offers an array of thoughtfully designed spaces, including a media room, social gathering lounge, and a fully equipped fitness center that seamlessly extends outdoors to the expansive open-air amenity and pool deck. This inviting outdoor retreat features multiple lounge areas, summer kitchens, a resort-style pool, and a jacuzzi, enhancing residents' lifestyle and recreational experience. The residential towers are strategically oriented to provide full western exposure to the outdoor areas, maximizing natural light, sunset views, and year-round usability. The site occupies a full city block one block east of LeJeune Road (SR-953), which runs south to form the eastern boundary of Miami International Airport and north toward Opa-locka's distribution corridor. Three blocks south, E 25th Street (SR-934) carries the Metrorail guideway in its median past Hialeah Hospital, connecting east to I-95 and Biscayne Boulevard and west to the Palmetto Expressway, Medley, and Doral's industrial base. Hialeah Park, 200 acres on the National Register of Historic Places and an Audubon flamingo sanctuary, anchors the district a mile west. Established single-family blocks and neighborhood retail surround the site, serving daily needs without competing for the same renter.
