How to list your project on Tierval
In about 30 minutes you apply with your project, pay the USD 100 review fee, upload your documents and show the projects you've already funded.
List my projectBefore you start
- A project with a total cost of USD 500K or more (the form doesn't accept smaller projects).
- The 6 required documents as PDFs (listed in step 3).
- Project photos: renders, the site and the location.
- A card for the USD 100 payment.
- Your company details: name, year founded, city, website and a short bio in English and Spanish.
- If you'll show past projects: photos and figures for each one (capital raised, IRR and equity multiple).
Apply with your project
- Open the application page (button below).
- Enter your name, email and company name.
- Answer the questions: total cost, type of capital, site control, projects completed and how structured the project is.
- Under "The project's numbers", enter the capital you're raising, the term in months and the target annual return. They must match your pro forma.
- Under "Describe the project", write the concept, location, demand and exit plan. This is what investors will read.
- Accept the terms and click "Submit application".
- Open the email you receive and click the link to confirm your account. You'll land on "My project".
If the email doesn't arrive within 2 minutes, check your spam folder or request a new link from "Sign in".
List my project →Pay the review fee
- On "My project", in the progress card, click "Pay USD 100".
- Pay on the Stripe page. It will show on your card statement as TIERVAL.
- When you come back you'll see "Paid" next to that step. If it doesn't show right away, reload the page after a few seconds.
It's a one-time fixed fee per project. It covers the team's review and is not refunded even if the project isn't approved. Tierval doesn't store your card details.
Upload documents and photos
Under "My applications", open "Photos and documents".
Required documents
PDF or image, up to 25 MB each. The verification team sees them; approved investors also see the pro forma in the deal room. The counter must reach 6 of 6.
| Document | What it includes |
|---|---|
| Company formation documents | LLC or corporation articles |
| Partner IDs | Passport or driver's license for each partner |
| Site control | Deed, purchase contract or LOI |
| Zoning and permits | Land use and permits, approved or in process |
| Plans or renders | As a PDF |
| Pro forma | As a PDF: costs, revenue and returns. If it's in Excel, export it (File → Save as → PDF). Approved investors see it in the deal room, so don't upload the model with formulas |
Photos
Choose each photo's type before uploading. You can upload straight from your phone: the platform resizes them. Mark your best photo with "Use as cover": it's the one shown in the catalog.
| Type | Who sees it |
|---|---|
| Render | Everyone |
| Site | Everyone |
| Location (map or aerial view) | Everyone |
| Plans | Only investors in the deal room |
| Construction progress (with date) | Only the project's investors |
Complete your company profile
- On "My project", scroll down to "Your company profile and track record".
- Enter the company name, year founded, main city and website (with https://).
- Write "About us" in English and in Spanish: what you do, where you build and your experience.
- Click "Save profile".
The team reviews the profile before publishing it. Once approved, your company gets its own public page on Tierval. If you change the profile later, it goes back to review until the team approves the change.
Add your past (funded) projects
Showing the projects you've already funded is what builds the most trust with investors. It's free and there's no limit. In the same section, under "Add a funded project", repeat this for each project:
- Enter the name, city, type (development, flip or rental), status (completed, sold or funded and under construction), year and units.
- Enter the results for investors: capital raised, IRR and equity multiple. Only members with an account can see them.
- Write the story in English and in Spanish: what was built, how it was funded and how it turned out for investors.
- Click "Add". "Photos (up to 6)" opens: upload that project's photos.
- To change something later, click "Edit" next to the project.
They appear on your developer page, on your offering pages and under "Funded projects" in the catalog once the team approves your profile. You're responsible for the accuracy of the figures: they're shown with the note "Reported by the developer".
Review and publishing
- The team reviews your application, documents and profile.
- If something's missing, you'll see "Changes requested" on My project, with the team's note. Fix or upload what's missing.
- The team schedules a call with you to go over the offering.
- Once approved, the team publishes your project and lets you know by email.
- Don't promise guaranteed returns.
- State the exemption you're raising under (Rule 506(b) or 506(c)).
- Make sure your stated return matches your pro forma.
